What they are and are not
Arithmetic is not the hard part
Discounted cashflow and date arithmetic are textbook. Any competent property team can do both, and these calculators will do them accurately and for nothing. We have published them because a number you can check yourself is a better starting point than one you have to take on trust.
What a calculator cannot supply is the evidence. Whether a 25% discount to face is generous or thin depends on the building, the covenant, the market at that moment, and what the same landlord agreed on the floor above six months ago. That judgement is the work, and it is not something a form can produce.
Every figure these tools produce is indicative and takes the inputs you give it. Neither is advice on a specific lease. Check any output that matters against the executed document.
