Klug is an independent commercial property advisory firm acting for lessors and lessees, owners, occupiers, developers and joint-venture partners. We hold no listings, and no vested interest in doing a deal for the sake of it. We set strategy, manage portfolios and estates, run transactions and developments end to end, and appoint the agency that executes.

The way Klug is paid decides what it can afford to tell you.

Either side of the table

Lessors and lessees, owners, occupiers, developers, joint-venture partners. One side per matter, never both — and never across a matter we have already seen from the other side.

Paid for the work, not the deal

No listings, and nothing paid for a deal simply happening. A fixed fee, an hourly rate, or a retainer on longer mandates — and a share of the savings achieved or the upside created. Scope and fee are agreed with the client before work starts.

You decide, on the evidence

Nothing Klug earns depends on a deal going ahead, so the recommendation does not bend toward one.

Disclosed, not discovered

Mike is also Director and Owner of RWC Auckland — a separate business. Klug does not appoint RWC as of right. Agency appointment is the client’s decision, on the client’s criteria, and Klug’s fee does not change either way. The relationship is disclosed in writing before any advice is given.

Mike Hoeft

Director

Mike Hoeft has spent more than twenty years in commercial property, and has sat on almost every side of it — corporate advisory, in-house occupier, landlord, developer, principal investor, and now independent advisor. Most people in this market have only ever held one of those seats.

The work has spanned supermarket, industrial, retail petroleum, telecommunications, lifestyle and leisure and corporate office portfolios, in New Zealand and offshore. Corporate advisory for large occupiers first — banking, food manufacturing, IT services, telecommunications, retail petroleum — then property leadership in-house, alongside development capital, sale-and-leasebacks, rent review arbitrations, a REIT formation and continuous off-market acquisition. Most of it was networks rather than single assets, and that is where he learned to run a network rather than a building.

He founded Klug on one conviction: that most agents and advisors in this market are not aligned with the people paying them. Not because they act badly — because the fee only arrives if the deal does, or because the need to justify the fee colours the advice.

There is always a position to pursue. Whether it is worth pursuing is a separate judgement — one the client should be making on the evidence rather than on what suits the advisor or agent, and one that is sometimes worth paying to reach.

He is a licensed real estate agent, so campaigns and procurement are run by someone who has worked the agency side. He also owns RWC Auckland, which is disclosed in writing at engagement; Klug holds no listings and appoints no agency as of right. He also invests as a principal, with his own capital at risk — the same discipline, applied to his own money.
